Affitti Truffe: come riconoscerli per evitarli

Se il prezzo é troppo basso o completamente fuori mercato ed il sedicente locatore vive all'estero (spesso in Inghilterra), é molto probabile che avete trovato un offerta truffa.

Come funzionano queste truffe:

il presunto locatore vi contatta (normalmente in inglese) e vi dice che per vedere la casa vi manda le chiavi, ma che gli dovete mandare, come garanzia, le vostre indormazioni sui vostri documenti di identificazione (passaporto o carta di identitá) e poi dovete fare anche un deposito (Western Union, AirBnB, altri). Voi fate il deposito e loro con un documento falsificato si vanno a ritirare il vostro deposito.

Quindi, vale la regola generale:

MAI DARE SOLDI PRIMA DI FIRMARE IL CONTRATTO ED AVERE AVUTO CONTATTI DIRETTI E CERTIFICATI

Qui un pó di esempi del caso:

la famosa truffa tramite Western Union

Il primo annuncio a cui mi affaccio (casa grande e lussuosa, zona chic e prezzo infimo) si rivela essere l’ennesima truffa che fanno con un metodo collaudato tramite Western Union. Ovvero, mi imbatto in un tizio che dice di vivere in Svezia e che se deve venire a FF per farmi vedere la casa, vuole che gli faccia vedere che ho almeno i soldi per mostrargli il mio interesse e la mia buona fede, tramite un versamento a nome di una persona di mia fiducia e di scannerizzargli semplicemente il versamento. Non mi convinceva il fatto che mi disse che sarei stata in casa da sola (nonostante 3 camere da letto) per 450€ al mese; non mi convinceva il fatto che mi disse di fare il versamento a nome di un uomo perché “mia moglie è gelosa” (????), e non mi convinceva che tolse subito l’annuncio dal sito e mi diceva di fare presto perché aveva tanti potenziali acquirenti. In 5 minuti di ricerche scopro che è la storiella che raccontano tutti ed una truffa piuttosto frequente. Anche due miei amici ci sono incappati. Questi, tramite la scannerizzazione del versamento, vanno a ritirare i soldi con un documento falso che corrisponde ai dati della persona a favore della quale fai il versamento… e ti va a ritirare i soldi. E poi ho trovato le foto della stessa casa, collegato al suo stesso indirizzo email, a Berlino, a Leverkusen, ad Amsterdam, a Londra, ecc…!

Attenzione, il problema non è WesternUnion di per sé, ma l’utilizzo fraudolento che alcuni ne fanno, attraverso un metodo che in teoria sarebbe senza rischi per te.

Erasmus e truffe

Salve, sono uno studente italiano in erasmus a Francoforte, vittima di una truffa riguardante l'appartamento. Sono stato al consolato italiano e mi hanno detto di scrivere un articolo a riguardo e di mandarvelo. Sarebbe questo. Distinti saluti, Mitsuru Suzuki

Salve, volevo segnalare una truffa di cui purtroppo sono vittima, insieme ad altri studenti. Come studente Erasmus, avevo bisogno di un appartamento dove stare per alcuni mesi a Francoforte sul Meno, e così cercai delle offerte sul sito tedesco più popolare per la ricerca di case e appartamenti, wg-gesucht.de. Alla fine andai a vedere una casa, firmai un contratto e pagai l’affitto e la cauzione (per un totale di €900). Dopo alcune settimane ricevetti una lettera dalla società immobiliare a cui apparteneva l’appartamento, in cui veniva detto che avremmo dovuto lasciare la casa in dieci giorni, altrimenti saremmo stati a nostra volta denunciati. Dopo un po’ di tempo, scoprimmo come le cose erano andate veramente: un gruppo di persone avevano preso in locazione diversi appartamenti presso un’agenzia immobiliare, con identità fasulle, e le avevano subaffittate a noi ad un prezzo decisamente più elevato. Dopo di che, chiaramente queste persone scomparvero con le nostre caparre e gli affitti, smisero di rispondere al telefono. Ebbi l’idea di andare al consolato italiano per chiedere aiuto: fortunatamente ricevetti assistenza e mi aiutarono a contattare la responsabile di wggesucht, il vice-sindaco di Francoforte e la polizia. Attualmente l’indagine è ancora in corso, ma la polizia sembra avere trovato i colpevoli (anche se per la restituzione dei soldi saremmo comunque costretti a denunciarli e fare un processo, cosa che in quanto studenti non possiamo fare, a causa dei costi dell’avvocato). In tutto, siamo stati in più di dieci studenti Erasmus ad essere stati truffati. Quindi, quando cercate casa, vi consiglio di chiedere i documenti del proprietario e inoltre di non andare al primo appartamento che trovate: è davvero difficile trovare un appartamento per pochi mesi, ma è sempre meglio sudare di più a trovarne uno onesto che essere truffati.

Un nuovo tipo di lettera che sta ora circolando, utilizzando AirBnB:

Hello again,

You seem to be a very nice person and I can assure you we will not have any problems .

I have inform you before, the price you shall pay for the first month of rent will be 375 Euro ( money for the first month in which you move in apartment ) and I want also security deposit ( Kaution ) 375 Euro, in total in the first month you have to pay 750 Euro without additional charges to pay. The money for the next months (375 euro) I want to receive monthly in my bank account, so I hope it will be no problem for you to wire money.

I'm willing to send you the keys so you can visit and check the apartment. The delivery for the keys and the rental contract (signed by me), will be made by AirBnb ( www.airbnb.com ), they will also help us to make a third party transaction so you can therefore feel safe about this deal.

To start the transaction with the AirBnb you need to send me all this details:

Now let me to explain you how the transaction it works:

After I received all this details, I can go to AirBnb office and start the transaction. When they will have the keys and the real estate company on them custody, they will send you a delivery notification, in which they tell you that they have the keys and that they checked it.

When you receive the delivery notification from AirBnb, you will have to go your bank office and make a bank transfer on the AirBnb in United Kingdom, assigned with this transaction for the amount we agreed ( 750 Euro ). If you don` have time to go to your bank office you can make the payment online to the bank account of the AirBnb. I must to tell you that the payment must to be made in 24 hours or early after the transaction was started.

After you make the deposit you will have to send to AirBnb the payment confirmations from bank money transfer, so they can know that you already made the deposit. AirBnb will verify the payment and if everything is in order they will delivery the keys and the rental contract to you in 48 Hours. AirBnb will send to you an agent at your house door, and that person will come with you to visit the apartment to see that all is right. If you will be satisfied with the flat, you will sign the rental contract. However, if you are not pleased with the apartment for any reason, the agent will give your money back immediately, and I will get my keys and documents back ( I will write on the rental contract this condition, to be sure that you will get your money back ).

Also, in case you have another apartment right now, and you can't move immediately, we can make the deal as I explained it now, and consider it only an inspection and reservation until you will be able to move there.

I will pay for the services of the agency, so there will be no costs for you.

I am waiting for your quick response, because there are several others interested in the apartment, and I need to know if I can count on a deal with you.

Recently you received some information concerning a real estate from our webpage. The offer was inserted by a potential imposter and was deactivated immediately after we were made aware of the situation.

How does such fraud occur?

Usually there are two possibilities:

• The concerned offer is faked, with fictional object information

• The concerned offer is a copy of a reliable vendor combined with the contact information of the fraudulent user. The object details like photos and text within the offer were illegally copied.

How can you identify the fraud?

In most cases you receive an e-mail from the fraudulent user (usually in English) in which the landlord or owner informs you that he’s not currently in Germany. He claims that he is therefore not able to arrange an apartment viewing. He offers to send the key for the property BUT requires you to pay a deposit in advance. Upon receipt of the money the fraudulent user pretends to send you the key for the property inspection.

In light of this information, we strongly recommend that you cease all contact with this vendor. We also strongly advise against paying any money to this person!
